These Turn OFFS Will Get You Turned DOWN!

It occurred again! 

An inquirer called with an elaborate saga of justification in defense of her credit report being so displeasing.  Due to her co-signing for a relative who had not honored his repayment agreement, the negatives were recorded, reducing her score to the low 500's.  She continued on about having to abruptly move before the lease term was completed because of a job relocation. 

If that was not enough, the drama continued with detailed information describing what she said was rude and inconsiderate treatment received by her former management company upon returning the keys.  She expected to get an approval nod for cleaning the unit instead of a reprimand for the early termination.

Guess how many times my antenna went up???

With a half-second pause in between her sentences, the caller begin to outline an intricate list of what she desired from us.... 

Applying for a rental is NOT an audition for a starring role.  These types of Turn OFFS Will Get You Turned DOWN!

Diane * I want to SCREAM * Save the DRAMA for your MOMMA!  I have had 4 PAST residents who left the area and are coming back for a RETURN to their jobs contact me in the last month.....they were good tenants with stories - I'll take them KNOWING that they have good jobs and don't destroy property!

Diane:  But .. but .. but!  There is always an explanation.  Always a preface.  Always a reason WHY it's not their fault.  We've heard it too many times, haven't we?  What these potential clients need to understand that it little matters WHY.  It's the actuality and reality that matters.  And as you say, that doesn't get you a knew rental ... or buy you a home in the current market.  It's also why our New Leaf Program is of great interest to so many ... both professional and potential buyers.  Thankfully, if the client puts their mind and hard work to it, they CAN turn the bad stories into happy endings ...

So good to see you!  Are we ever going to get nice warm Spring weather in the south suburbs?

Diane, 

What folks don't realize is how much they show you how they are the more they open their mouths.  They dig deeper and deeper holes and we know that they are NOT the client that works for us.

Diane, I hear a lot of stories on the mortgage end as well.  Lucky for me that the rules are clear cut, so it does not matter how the low credit scores got there, the only thing that matters is that they are there, and all I can do is advice them on how to correct it.

I've received stories like this from 3 of my last 4 rental leads.  I've begun to feel like there's a sign somewhere that says, "no job, no credit, call Karen."  Gotta find it and rip it down. :)

George:  can imagine what YOU see!  On my end, there is not much correction that can be done to remedy it on short notice.

You can learn alot from listening, however, when it comes to real estate transactions, what is in writing ( i.e. credit score, pre-approval letter, title work) speaks much more loudly than anything a renter, buyer or seller tells you :)

Great Blog!  I have heard of co-signing and the risk of it.  Sometimes it is good but other times it does not work out like it suppose to.
